This project involved the renovation of an existing unused 56,000 sf building for the State of Rhode Island. The first phase was a full masonry restoration of the exterior brick, and the second phase encompassed the full interior restoration. The four-story building, including basement and full interior, received extensive environmental abatement and remediation. All windows were removed and replaced with historically accurate windows, and a new slate roof was erected with an accompanying lightning protection system. A full rebuild of the monumental staircase, including new custom ornamental railings, was replaced at the main entrance. A prefabricated Central Utility Building (CUB) was installed on site to house the new HVAC equipment, and all four floors were redesigned and refitted to create new office spaces. These areas were completed with high-end finishes with balconies, new elevators and ADA upgrades throughout.
